A New Era for Grocery Design: Brookshire Brothers College Station Blends Community, History, and Innovation

At Heights Venture, we understand that architecture is not just about buildings—it’s about people, community, and purpose. The Brookshire Brothers store on George Bush Drive in College Station is a powerful example of how design can transform the everyday act of
grocery shopping into a full-spectrum community experience. As an experimental flagship for the brand, this location serves as a prototype for the future of neighborhood-focused retail spaces, offering not just food but also opportunities to gather, engage, and connect.
From its inception, the Brookshire Brothers College Station project aimed to be more than a grocery store. Three key goals guided the design:
Create a Multi-Purpose Community Hub
This store isn't just for shopping. With a built-in coffee shop and bar, various indoor and outdoor seating options, and an on-site amphitheater known as Stage 12, the project invites customers to linger longer, studying, socializing, and enjoying entertainment. This fusion of dining, leisure, and retail elevates the space into a truly multi-functional destination.
Celebrate Local History and Culture
Sitting on a site once home to a Texas A&M horse barn, the project pays tribute to the area’s rich legacy. Reclaimed materials from the original barn were repurposed in the bar area, and a curated “story of place” winds through the store, illustrating the barn’s history and deep ties to the university. Conversations with Texas A&M alumni and administrators helped shape this narrative and ensure the result was authentic and respectful.
Learn and Evolve Through Discovery
The College Station store also serves as a research opportunity for Brookshire Brothers. With flexibility baked into the design, the client has been able to study which areas get the most use, what amenities are most valued, and how design can best support customer engagement. These insights are informing the brand’s future approach to community-centered store concepts.
This project was also a study in design excellence, where every square foot was planned with intention. The building was thoughtfully sized to suit the surrounding density, while a second-story seating area allowed for added programming without expanding the store’s footprint. This multi-level, multi-use strategy maximized functionality and minimized impact.
The attached amphitheater, Stage 12, exemplifies this flexible design. With partial shading and convertible seating, the space easily shifts between a concert venue, a movie theater, a sports viewing area, or casual patio seating. It’s not only economical, but also ensures the space serves a broad range of community needs. Phillip Meador, a Project Architect at Heights Venture, who worked on the project said, "The unique functions created challenges to combine, but the challenges created opportunities to expand the functions of each."

In a college town where many people travel by foot or bike, accessibility was a key driver in site planning. Generous sidewalks, bike racks, and strategic lighting help ensure safe and inviting access for students and residents alike. The landscape design also prioritized sustainability by using faux-grass materials in selected areas, reducing water use and maintenance demands while keeping the site attractive and usable.

Energy efficiency was also a key component. Skylights and light-sensing solar shades reduce reliance on artificial lighting, while Low-E glass and high-performance insulation help the building withstand the Texas heat. These design choices ensure a comfortable environment for patrons and staff while keeping energy consumption in check.
From the outside in, the design respects the existing fabric of College Station and the rhythms of campus life. Students frequently use the space to meet, study, or unwind, turning this once-ordinary shopping trip into an experience that brings people together.

What began as an experiment has quickly proven itself a success. Now, several years after its grand opening, the store is thriving. Stage 12 has become a popular venue for music, movies, and game-day watch parties. Students and locals use the seating areas daily. And Brookshire Brothers continues to collect data on customer preferences and design performance, turning this one store into a model for the next generation of community-focused retail.
Through this project, Heights Venture helped Brookshire Brothers turn a vision into reality: one where grocery stores can also be gathering spaces, cultural landmarks, and engines for local connection. By honoring the past, serving the present, and planning for the future, the Brookshire Brothers College Station store is a testament to the power of thoughtful, intentional grocery design.
